Palazzina a due piani sul porto "The Wharf", da cui sono partite le regate della Coppa America 2007. Una di tre palazzine, inserita in un masterplan esteso su un ampio fronte del porto turistico. Struttura antisismica in legno lamellare con copertura e tamponamenti verticali in lamiera anodizzata, serramenti in alluminio, luce zenitale al primo piano, volume tecnico a giorno incastrato nella falda di copertura, coibentazione termoacustica, arredi Herman-Miller, impianti di illuminazione e distribuzione dell'aria su progetto dello Studio.
